Summary
Our client is a boutique, full-service real estate advisory and construction management firm supporting complex development projects across Southern California. Their services span the full project lifecycle, including planning, entitlement, design management, procurement, and construction oversight. With a team of highly credentialed professionals across engineering, construction, and project management disciplines, the firm has built a strong reputation for delivering projects within large, highly regulated public sector environments.
They are currently seeking an experienced Owner’s Authorized Representative (OAR I) to support major capital improvement programs in partnership with one of the largest public school districts in the region. This role is best suited for professionals with hands-on experience in LAUSD or similarly structured public works environments, where coordination, compliance, and stakeholder management are critical to project success.
- Manage and oversee all phases of assigned construction projects, including pre-construction, bidding, construction, and close-out
- Review pre-construction documents and provide detailed feedback to design teams to ensure alignment with project requirements
- Coordinate with public agencies, district departments, and project stakeholders to ensure compliance with all regulatory and off-site requirements
- Plan, organize, and prepare project status reports for senior leadership, highlighting progress, risks, and key milestones
- Manage project budgets and schedules to ensure alignment with program goals and district standards
- Monitor financial performance regularly to ensure budgets accurately reflect project progress
- Oversee contractor activities, including reviewing construction schedules, submittals, and responding to RFIs/RFCs
- Review and evaluate substitution requests to ensure compliance with project specifications and district standards
- Review, negotiate, and manage contractor change orders, ensuring fair pricing and proper evaluation of schedule impacts
- Monitor and process payments for contractors, architects, engineers, and other project stakeholders
- Administer professional service agreements between the District and design consultants
- Coordinate the delivery of district-furnished equipment, fixtures, and furniture
- Oversee project close-out activities, including certification with the Division of the State Architect (DSA) and financial close-out
- Perform additional project-related duties as assigned
Qualifications & Requirements
- Minimum 10 years of full-time professional experience in construction and/or project management
- At least 3 years managing complex projects with construction values exceeding $10 million
- Proven experience delivering commercial, public works, or educational facility projects (strong preference for LAUSD or similar districts)
- Demonstrated ability to manage projects across all phases, from pre-construction through close-out
- Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field
- OR bachelor’s degree in another discipline with the ability to obtain a Certified Construction Manager (CCM) credential within one year
- OR active CCM certification, which may substitute for the degree requirement

- Highly Preferred Experience
- Direct experience with LAUSD Facilities Services Division or similar public agency structures
- Experience with Design-Build project delivery methods
- Familiarity with Building Information Modeling (BIM)
- Exposure to LEED-certified or high-performance building projects
- Strong understanding of Division of the State Architect (DSA) processes and approvals
- Knowledge of OSHA safety standards (OSHA 30 preferred)
- Preferred Licenses & Certifications
- Certified Construction Manager (CCM) credential
- Licensed Architect or Professional Engineer (PE) in California
