We are currently seeking an experienced Site Superintendent to take a lead role on an immediate ground-up residential construction project in Altadena, CA. This is a hands-on field leadership position responsible for overseeing day-to-day construction activities, coordinating subcontractors and vendors, maintaining schedule and quality standards, and ensuring the project progresses safely and efficiently from mobilization through completion.
The ideal candidate will have a strong background in ground-up residential construction, preferably involving custom, luxury, or architecturally detailed homes. Because this position requires a consistent on-site presence, candidates located within approximately 25 miles of Altadena are strongly preferred due to the significant traffic challenges throughout the Los Angeles area.
Duties & Responsibilities
- Serve as the primary on-site construction leader and oversee all day-to-day field operations for the project.
- Manage and coordinate subcontractors, vendors, suppliers, inspectors, and other site personnel to ensure work is completed according to plans, specifications, schedule, and quality expectations.
- Develop, maintain, and actively manage the project schedule, identifying potential delays or conflicts before they impact critical milestones.
- Coordinate the sequencing of all trades from site preparation and foundations through framing, roofing, MEP systems, interior finishes, landscaping, and final completion.
- Conduct daily site walks to monitor progress, workmanship, safety, cleanliness, and overall project organization.
- Read, interpret, and work from architectural, structural, civil, MEP, and other construction drawings and specifications.
- Identify design conflicts, constructibility issues, missing information, and potential field problems early and coordinate appropriate resolutions with the Project Manager, architects, engineers, and subcontractors.
- Coordinate material deliveries and verify that required materials are available when needed to maintain project momentum.
- Manage and document RFIs, submittals, inspections, field changes, and other project documentation as required.
- Coordinate required inspections with local building officials and other governing agencies.
- Maintain consistent communication with the Project Manager and broader project team regarding progress, schedule, manpower, material requirements, quality issues, and potential delays.
- Conduct subcontractor coordination meetings and clearly communicate upcoming activities, site requirements, sequencing, and expectations.
- Hold subcontractors accountable for their contractual scope, schedule commitments, workmanship, safety practices, and site cleanliness.
- Maintain a safe, clean, organized, and professional jobsite at all times.
- Enforce company safety policies and ensure subcontractors and site personnel comply with applicable OSHA and local safety requirements.
- Perform quality-control inspections throughout each phase of construction and ensure deficiencies are identified and corrected promptly.
- Maintain accurate daily reports, progress documentation, photographs, inspection records, punch lists, and other required field documentation.
- Monitor project progress against established milestones and proactively develop solutions when issues arise.
- Participate in project closeout activities, including punch-list completion, inspections, commissioning, corrective work, and final turnover.
- Establish and maintain professional working relationships with owners, architects, designers, consultants, subcontractors, vendors, and other project stakeholders.
- Represent the company professionally and serve as a strong ambassador for its standards of quality, integrity, and customer service.
- Take ownership of the project and proactively address issues rather than waiting for problems to escalate.
Qualification & Requirements
- 7+ years of progressive construction experience, with significant experience serving as a Site Superintendent or Construction Superintendent.
- Proven experience managing ground-up residential construction projects from sitework through final completion.
- Strong preference for candidates with experience in custom, luxury, high-end, or architecturally detailed residential construction.
- Demonstrated ability to independently manage a jobsite and effectively lead multiple subcontractors and trades.
- Strong understanding of residential construction sequencing, including sitework, foundations, framing, roofing, waterproofing, MEP systems, drywall, millwork, finishes, landscaping, and final closeout.
- Ability to read and interpret architectural, structural, civil, and MEP plans, specifications, details, and schedules.
- Strong understanding of construction means, methods, building codes, inspections, and quality-control procedures.
- Proven ability to develop and maintain construction schedules and keep subcontractors accountable to established milestones.
- Experience identifying constructability issues and resolving field conflicts before they result in delays or costly rework.
- Strong knowledge of jobsite safety practices and OSHA requirements.
- Proficiency with construction management software such as Procore, Autodesk Construction Cloud, Buildertrend, or similar platforms.
- Strong computer skills, including Microsoft Office and the ability to maintain accurate project documentation.
- Excellent communication and interpersonal skills, with the ability to work effectively with subcontractors, owners, architects, engineers, and internal project teams.
- Highly organized, detail-oriented, proactive, and capable of managing multiple priorities in a fast-paced construction environment.
- Must demonstrate strong leadership, accountability, professionalism, and sound judgment.
- Must be comfortable working in a hands-on, field-based environment and maintaining a consistent presence on the jobsite.
- Valid California driver’s license and reliable transportation.
- Ability to work on-site in Altadena, CA for the duration of the project.
- Candidates located within approximately 25 miles of Altadena are strongly preferred due to the demands of the Los Angeles commute.
- OSHA 30 certification is preferred.
- Relevant construction management, engineering, architecture, or related education is preferred but equivalent field experience will be considered in lieu of a degree.
- Experience working on projects involving high-end finishes, demanding architectural details, and discerning clients is highly desirable.
