Summary
Our client is seeking an experienced Preconstruction Manager to lead the planning, estimating, and budgeting efforts for luxury custom residential construction projects. This role is responsible for guiding projects through the preconstruction phase by developing accurate budgets, coordinating with architects, designers, engineers, and subcontractors, and ensuring projects are positioned for a successful transition into construction.
The ideal candidate has extensive experience in custom home construction, strong estimating and budgeting skills, and the ability to build lasting relationships with clients while managing multiple projects in various stages of preconstruction.
Duties & Responsibilities
Preconstruction Management
- Lead all preconstruction activities from initial client consultation through construction start.
- Collaborate with homeowners, architects, designers, engineers, and consultants to establish project scope, budgets, and schedules.
- Develop conceptual, schematic, design development, and final construction budgets.
- Coordinate project planning to ensure designs align with client expectations and budget objectives.
- Identify project risks and recommend solutions before construction begins.
Estimating & Cost Management
- Prepare detailed quantity takeoffs and accurate cost estimates for custom residential construction projects.
- Solicit and evaluate subcontractor and supplier pricing.
- Analyze drawings, specifications, and project documents to ensure complete project scope.
- Identify value engineering opportunities while maintaining the quality and design intent of each custom home.
- Maintain current pricing databases and historical cost information.
Client & Design Team Coordination
- Serve as the primary point of contact throughout the preconstruction process.
- Present budgets, estimate updates, and cost recommendations to clients and project teams.
- Coordinate design meetings and assist with material selections as they relate to project costs.
- Build and maintain strong relationships with architects, designers, subcontractors, and vendors.
Project Planning
- Assist in developing preliminary construction schedules and procurement strategies.
- Support permit and entitlement planning as required.
- Ensure a seamless handoff from preconstruction to the project management team.
- Maintain complete project documentation throughout the preconstruction process.
Qualifications & Requirements
Required Experience
- 5+ years of experience in preconstruction, estimating, or project management within custom residential construction.
- Strong experience preparing budgets and estimates for luxury custom homes.
- Experience working directly with homeowners, architects, and design professionals.
- Ability to read and interpret architectural, structural, and MEP drawings and specifications.
- Experience managing multiple projects simultaneously.
Technical Skills
- Proficiency with estimating software such as Buildertrend, Procore, Bluebeam, PlanSwift, or similar.
- Strong Microsoft Office skills, particularly Excel.
- Excellent understanding of residential construction methods, materials, and building systems.
- Knowledge of construction scheduling and project budgeting.

- Familiarity with value engineering, constructability reviews, and design-build delivery methods.
- Experience using project management platforms such as Buildertrend, Procore, or similar.
