Our client is a leading commercial construction general contractor in the Irving, TX area and they are in immediate need for a Project Manager. As a Commercial Construction Project Manager, you will lead and oversee the planning, execution, and successful completion of commercial construction projects. Your primary responsibilities will include managing project teams, coordinating activities, ensuring compliance with specifications and regulations, and delivering projects on time and within budget. You will act as the main point of contact for clients, subcontractors, and other stakeholders, ensuring effective communication and project alignment. The ideal candidate will possess strong leadership skills, extensive experience in commercial construction, and a proven track record of managing complex projects.
Duties & Responsibilities

Project Planning and Initiation: Develop comprehensive project plans, including scope, schedule, budget, and resource allocation. Define project objectives, deliverables, and success criteria in collaboration with clients and stakeholders. Secure necessary approvals and permits to initiate construction activities.

Team Leadership and Management: Lead and manage project teams, including architects, engineers, subcontractors, and suppliers. Assign tasks, set performance expectations, and monitor progress to ensure team members meet project goals and deadlines. Foster a collaborative and productive work environment.

Budget and Cost Control: Develop and manage project budgets, tracking expenses and ensuring adherence to financial plans. Identify cost-saving opportunities and implement value engineering strategies to optimize project costs without compromising quality. Review and approve invoices, change orders, and financial reports.

Schedule Management: Create and maintain detailed project schedules, outlining key milestones, deadlines, and deliverables. Monitor project progress and identify potential delays or issues. Implement corrective actions to keep the project on track and ensure timely completion.

Quality Assurance and Compliance: Ensure construction activities comply with design specifications, building codes, and industry standards. Conduct regular site inspections to monitor quality and address any issues or deficiencies. Implement quality control measures and enforce adherence to project specifications.

Risk Management and Issue Resolution: Identify potential risks and develop mitigation strategies to minimize project impact. Proactively address and resolve project-related issues, conflicts, and challenges. Maintain a risk register and update it regularly to reflect changing project conditions.

Client and Stakeholder Communication: Serve as the primary point of contact for clients, providing regular updates on project status, progress, and any changes. Facilitate effective communication among project stakeholders, addressing inquiries, concerns, and requests promptly and professionally.

Contract Management: Oversee contract administration, ensuring compliance with contract terms and conditions. Manage subcontractor and supplier agreements, negotiating terms and resolving disputes as needed. Ensure all contractual obligations are met.

Safety Management: Promote a strong safety culture on the construction site, ensuring compliance with all safety regulations and standards. Conduct safety inspections and audits, implementing corrective actions to address any safety concerns. Provide safety training and enforce safety protocols.

Project Closeout: Manage the project closeout process, including final inspections, punch list completion, and documentation of as-built drawings. Ensure all project deliverables are met and handed over to the client. Conduct post-project evaluations to identify lessons learned and areas for improvement.
Qualifications & Requirements
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
- Proven experience as a Project Manager in commercial construction, with a successful track record of managing complex projects.
- Strong understanding of construction methods, materials, building codes, and industry standards.
- Proficiency in project management software such as Procore, MS Project, or equivalent.
- Excellent leadership, communication, and interpersonal skills.
- Strong organizational and time-management skills, with the ability to manage multiple projects and priorities simultaneously.
- Problem-solving mindset with a proactive approach to identifying and addressing project challenges.
- Financial acumen and experience in budget management and cost control.
- Familiarity with contract administration and negotiation.
- Certification in Project Management (PMP) or Construction Management (CM) is a plus.
